What this means for a mortgage and for insurance
Expect lender conditions and specialist or Flood Re backed insurance.
Most lenders still lend in Zone 3, but the valuer will usually want proof that buildings insurance can be bought, and may ask for a flood survey or resistance measures. A few lenders decline outright. Mainstream insurers may refuse or quote a four figure premium.
Flood Re is the government backed reinsurance scheme under the Water Act 2014. It lets an insurer offer flood cover at a capped premium set by council tax band, and it is designed to run until 2039. Whether this home qualifies depends on facts no dataset holds: the build date, the tenure and how it is used. The checklist below is what the insurer applies.

This is the flood risk of an area, based on the postcode point, not a survey of one building. A property can straddle a zone boundary.
Flood Zones ignore defences. The rivers and sea likelihood includes them. Groundwater, sewers and reservoirs are not covered here. The free government service covers reservoirs.
