The fear

A house bought near a river, and then an insurance quote with a four figure premium, or no quote at all.

The seller does not have to tell you. The estate agent will not know. The lender finds out from the valuer, after you have paid for the survey. The insurer finds out when you ask for a quote, which is usually the week before you exchange.

We charge £12.99 for our own service, which finds, checks and explains the public records listed on this page and delivers them as a report. Coverage, said plainly

England only, because the data is the Environment Agency's. Wales, Scotland and Northern Ireland have their own bodies, and the check refuses those postcodes rather than guessing.

Every section of the report says one of three things. Checked, with the source and the date. Could not be checked, with the reason and what you can do instead. Or does not apply here, with the reason. A report never prints a blank.
